How much does Graystone Realty charge to sell my home?

Graystone Realty offers a low cost listing fee of 2.5% with no co-op and 4.5% with a co-op broker for full service listings.

**In this instance, a co-op is the split in commission between a buyer’s agent and a listing agent.**

How much do other Brokers charge?

Rates are negotiable, but many Northern Colorado Agencies charge 6% – 7%.

What is included in the full service commission?

Graystone Realty will market you home in the MLS, Zillow,, Trulia, and other sites.  Where possible, will put a sign in your yard, provide photography, consultation about value, staging, expectations, and more. Graystone will complete all the forms required by the state of Colorado for your the listing and sale of your home. Graystone Realty will handle the offers, contracts and other necessary paperwork. To ensure that everything runs as smooth as possible, we will schedule all of the showings, host your open houses, negotiate the contract from the buyer or buyer’s agent, and work with the title company to make the process as smooth as possible.  Any repairs that need to be made (per an agreed contract) would be your responsibility.

What does Graystone Realty do to market my home?

We will take photo’s of your property to put on the MLS. This also puts you on other companies websites that have MLS feeds such as, Trulia, Zillow, and more.  We will guide you in preparing your home for sale to get highest price.  We will place a sign in your yard,  host open houses and utilize other methods tailored to your sale needs to get your house sold as soon as possible. Graystone Realty will also take calls from perspective buyers for you.  

Will some buyer’s agents not show my home since they get paid slightly less?

It is unethical for agents not to show properties that their buyer wants to see. All agents take an oath to protect the fiduciary responsibility of their clients and showing all homes that meet their client's needs is part of that responsibility.


We only have a home to sell and are moving out of State, do I need to purchase through you in order to qualify for discount?

No you don't. We will miss you, but depending on where you move, we may be able to assist with finding a partner agent in your new home state. Just let us know and we will see how we may help. If you are moving into another Northern Colorado neighborhood, we would love to represent you as your agent.
